A survey reveals 65% of Canadians are willing to compromise to afford a larger or more suitable home, such as living farther from city centers or choosing older homes. Sixty-three percent would relocate, with 47% willing to move up to an hour away. Many would reduce discretionary spending, extend mortgage terms, take extra jobs, or delay retirement. The housing market slowdown offers more choices and time for buyers to prioritize needs.
The Bank of Canada has adopted a new economic model, Prima, which emphasizes mortgage renewals and housing supply in inflation forecasting. Introduced in September, this model will be the primary tool for upcoming rate decisions and policy reports. It aims to better address supply shocks and global interconnectedness in economic analysis.
In Late-Q3, Vancouver, BC recorded 2.3K home sales, while activity stayed below long-term averages as buyers and sellers kept adjusting to current market conditions.
New supply improved in Late-Q3, with 5.4K newly listed homes and 11.4K active listings, giving Vancouver, BC buyers more choice across the market.
Vancouver, BC's benchmark residential price was ~$1.2M in Late-Q3, holding relatively steady from Mid-Q3 as added inventory reduced upward pressure on prices.
An economist for the board said the market showed a steady pace, with buyers and sellers adapting as conditions moved toward a more balanced setup.
That emerging balance in Vancouver, BC signaled a market where added choice supported buyers, while stable pricing helped sellers navigate current conditions.
British Columbia's NDP plans a new tax on unsold condominiums left empty over a year, starting at 2% and increasing annually, aiming to improve housing affordability by unlocking about 5,000 units. The party also proposes raising the existing speculation and vacancy tax. Critics argue the tax could harm developers amid poor market conditions, while experts question its effectiveness and intent. The Conservatives oppose the tax, favoring free market solutions.
Canada has made progress on housing reform but still faces a significant affordability and supply crisis. Housing starts are about 250,000 annually, far below the 400,000-470,000 needed. Rapid population growth has worsened the shortage. Residential construction supports over 1.2 million jobs and $213 billion in investment. Development charges, which can add up to 16% of new home costs, are a major barrier. Reducing fees and approval delays could boost housing supply.
A national index for 11 major metros slipped <0.5% MoM in the latest reading, marking eight declines in nine mo and reversing the prior uptick.
National prices sat at their weakest level since Early-Q2 2023, now ↓~4% from the Late-Q4 2025 peak reached nationally <1 yr earlier.
A rebound earlier in the year faded quickly: the adjusted measure ↓~0.5%, its first pullback in six mo after support from jobs and affordability.
Across major metros, yearly losses deepened to ~4% nationally. Vancouver, Hamilton, and Toronto led declines, while Quebec City, Montreal, and Winnipeg still posted gains.
Looking ahead, higher bond yields were expected to lift new mortgage costs, limit borrowing capacity, and pressure affordability as home sales began declining again.
Co-ownership lets Vancouver buyers pool resources with trusted partners, purchase together, keep private living spaces, share equity, and split major costs strategically.
Unlike co-housing, this model is mainly a financial and legal tool: independent suites, separate daily lives, and no required communal routines or shared decisions.
The structure can fit families, relatives, business partners, friends, or colleagues, using custom agreements, shared mortgages, and defined private areas plus common spaces.
A lawyer-drafted partnership agreement, often ~$2K, can clarify exits, resale rights, maintenance choices, valuation methods, and conflict resolution before purchase for protection.
With Greater Vancouver detached homes >$1.5M, shared buying power may help buyers access land, yards, garages, and ownership with autonomy and resilience.
